This project transforms a luxury single-family villa into an eco-housing investment property designed for short or mid-term stay rentals.
Each stay operates independently while preserving the look and feel of a single, elegant villa. The design maximizes flexibility for owners and investors, combining private guest areas with shared outdoor amenities such as gardens, pool, and terraces.

 

The ecohousing concept focuses on:

  • High occupancy and rental yield through multi-stay operation.

  • Energy-efficient construction with low operating costs.

  • Sustainable, community-oriented living for modern travelers and digital nomads.

Layout and Spaces

  • Main villa structure divided into several independent stays, each with:
    • Bedroom and private bathroom.
    • Living and dining area with kitchenette.
    • Private terrace or garden access.
  • Common areas: shared swimming pool, landscaped garden, outdoor lounge, laundry area, and technical room.
  • Parking: on-site parking with pre-installation for electric-vehicle charging.
  • Optional amenities: coworking zone, yoga deck, or outdoor kitchen depending on investor model.

Construction System

  • Foundation & Structure: existing reinforced concrete, adapted and reinforced where required.
  • Façades: insulated double-leaf wall with plaster or natural stone finish for contemporary aesthetics and energy efficiency.
  • Roof: flat system with double waterproof membrane, XPS insulation, and non-slip porcelain finish on accessible areas.
  • Interior partitions: high-density ceramic block or plasterboard with mineral wool for acoustic privacy between stays.

Finishes and Materials

  • Flooring: large-format porcelain tiles throughout; anti-slip ceramics outdoors.
  • Bathrooms: premium tiles, walk-in showers with tempered glass screens, thermostatic mixers.
  • Kitchens: minimalist cabinetry, quartz countertops, and energy-efficient appliances.
  • Exterior carpentry: aluminum frames with thermal break and double glazing (Climalit type).
  • Interior carpentry: white lacquered full-height doors, fitted wardrobes, stainless-steel hardware.
  • Balustrades: laminated glass and stainless-steel details.

Installations

  • Air Conditioning: high-efficiency aerothermal system with ducted air distribution per stay.
  • Hot Water: individual aerothermal units or centralized solar system with sub-metering.
  • Electricity and Lighting: recessed LED system, energy-saving controls, and smart-home pre-installation (lighting, climate, shutters).
  • Water & Drainage: separate networks for rain and wastewater, perimeter drainage, and anti-return valves.
  • Connectivity: high-speed fiber, Wi-Fi mesh network in common areas, smart locks for independent check-in.

Sustainability and Operation

  • Thermal envelope optimized to exceed local energy-efficiency standards.
  • Renewable energy integration (solar thermal or PV optional).
